Vacating your Property - A quick guide to ending a tenancy

When vacating a rental property, preparation is key to ensure a smooth transition. Here's a summary of the steps to follow:

  • Notice to end the tenancy has been give/received - Form 13 or Form 12
  • Confirm any associated dates relevant to notice periods
  • Check that your rent is paid up to the move out date or be familiar with what is owing.

1. Before Moving Out:

  • Sort and pack belongings, donating or discarding items you no longer need.
  • Arrange for a removalist or truck, and schedule utility disconnections (electricity, gas, internet).
  • Organise mail redirection with Australia Post and notify contacts of your new address.

2. In the Lead up to Moving Day:

  • Ensure rental payments are up-to-date and cancel any automatic payments.
  • Prepare for the vacate inspection and clean the property thoroughly.

3. On Your Last Day:

Complete all cleaning and repairs.

  • Collect all keys, remotes, and access cards for return.
  • Perform a final property check (inside and outside).
  • Fill out the Exit Condition Report and take photos.
  • Ensure any outstanding utility bills, such as water consumption, are paid (if applicable)

4. Vacate Inspection:

  • Your property manager will conduct a vacate inspection to assess the property's condition. Ensure it aligns with your Exit Condition Report.

5. Bond Refund:

  • Your Property Manager will speak to you regarding your refund. Ensure that your PM have all the correct information for yourself and any other tenants on the lease.
